Enough of cautionary tales.

From a numbers perspective I've only begun to research the area, but I have personal reasons for targeting it.I'd be interested in your thoughts, success stories and tales of caution.Also, if anyone has recommendations for lenders (both conventional and alternative) and/or brokers in the area, please let me know.   

As I often say, each note tells its own tale.  

I use Craigslist too but I also at times, post an ad on Bigger Pockets Marketplace, Hotpads, Backpage, Zillow, Linkedin, Instagram and Facebook groups.

On Instagram, I see a lot of people posting pics of their projects, or inspirational quotes, and I can get a lot of "likes" but it's mostly people from all over the world, not local...even though I tag appropriately.

in Many states you need a RE license to sell manufacored homes.. and a dealers license if its brand new on the lot.NV is probably starting to crack down on wholesaling  in generally IE selling something that you don't own yet... how did they find out about this.. did someone turn you in.In my case I simply asked for a RMLO to do some loan docs for me in NV and I got a nasty gram from STATE of Nevada.. either they were trolling BP or someone on BP turned me in.. 

P.S I have an interesting tale of being a first time landlord with no idea what to do with evicting my first tenants...Now for video walkthroughs!

@Cami Paul it can take some time but keep networking, facebook, instagram and it will pay off. 

Special assessments are usually a tell tale sign of an underfunded HOA, sadly this is the norm.2.
