I stand corrected. 

But I know I made the right call when I sold some properties end of 2021/early 2022, and did not 1031ex, but rather paid taxes and eliminated debt on the properties I wanted to keep.I’m hoping to keep what I have for as long as a I can stand managing them (at least they are nice properties in prime locations…but as I get older my tolerance for hassles diminishes ;)  So I don’t fool myself for a second acknowledging that there are all kinds of external factors that may compel me to sell.

And we shouldn’t stand for it.

He said we did have standing against the county for having approved an illegal septic on the property in 2004, but that he would not file that suit as he has a good working relationship with them.SO: What would you all do?

As an agent and investor, I stand by my comments.But you make a good point about underwriting as a long term rental.

My work around was to convert a free standing garage I had into an ADU which will stay on the lot with the old house thus keeping it RSO.Sorry if that was not succinct, its just REALLY complicated.

Stay in the loop on local trends and rules, and perhaps consider unique offerings to stand out.

@William Brock sorry if this sounds like a dumb question but what does STR stand for?

From the sounds of it you are probably barely over breaking even on this and would stand better selling and using the proceeds, but that is specific to your market of course whether better properties are available or not.
