I'm no expert but @Russell Brazil knows the DMV area very well as it can get tricky for OOS investors not knowing the ebbs and flows of the various neighborhoods.It should also be noted that the big builders are in various stages of developing 3,400 for rent units across the street from and surrounding the Pentagon City mall, these units sit between the mall, Crystal drive, and Jefferson Davis Hwy.

The builder wont be ready for 12 days....We are 5 days from close and the lender appraised the house for 134K (3K shy of contract price) because he had to appraise it with no garage.What are my options in order to get this deal done without walking away from 3K?

Builders grade materials look high end from lowes or HD cost maybe 15% less than high end materials from other suppliers that also look nice and may feel nicer.The labor costs are no different when using the more expensive materials, except in cases like tile floor vs LVP since more labor is required for proper subfloor.If you really want to keep costs down go with the cheaper materials.
