Sometimes the tenants are coming from shelters or other communal type of housing where maintaining a space my not be solely there responsibility so maintaining the unit may not be to your liking. 

After the crash of 07 to 09  that area had a 11 YEAR supply  yes 11 Years.. you had condo towers built  U know 300 units and only 20 sold the rest were vacant. it was a mess.

i think, in their defense, if you find BP as a new investor, sometimes you start at the beginning - the earlier podcasts, the webinars where Brandon looks at a random duplex on Zillow and it "cash flows" $250 per unit every time.

They are able to See a COC return within weeks of the down payment, when the unit rents. 

We use Appfolio for our long term, but I think you need a minimum of 100 units now, which is sad.

If other units at your price point have just hookups you will be fine with just hookups.
