HI, i was wondering what should be the price to put soil to level out a front lawn and put seed for greass, in NJ.the lawn is approximately 15 by 15 ft.   

A good handyman can fix 65%+ of issues and then should know which licensed contract you need for what they cannot do.An Inspector is good to have because you shouldn't trust contractors and should occassionally spot check your handyman's work to make sure it's done right.You'll also need a lawn company to cut lawns for vacant properties. 

After 5 months we pass by and the lawn grass is all burnet.

Some providers simply sell the property and the investor is left to find a management company, maintenance personnel, snow and lawn care providers, etc.

Just watch that contract with the builder and make sure they aren't artificially inflating anything as you go. 

Some contracts said the owner will provide lawn maintenance and some contract will say the tenant will provide their own lawn services.

Back yard lawn is mostly hidden behind the garages, the property is going to be a rental so I'm thinking something easy to maintain!

The tenant was responsible for utilities and lawn care / snow removal.

We renovated the heck out of it-brand new carpet, new porcelain tile and laminate flooring downstairs, epoxied the garage floor, new countertops, sink, pull down faucet, glass backsplash, new paint entire house, all new baseboards, added crown molding, and artificial turf and hard scaping front and back yard.
