@Gagan Johal, I wound up listing it with the agent on my property  management team, since I work full time & don't have the time to do the listing myself.

I called my realtor friend to get his thoughts, and I'm not sure if he was trying to be funny or not but he said, "that's why I always tell people never rent to family" -- part of me thinks he wanted to rub a little salt on the wound. 

So after all was said in done, my tenant wound up paying the difference (about $2,000).

He paid $33 so you would think he would call me back, but ya never know it's not easy revisiting deep wounds.  

Learned the lessons, licked my wounds and moved on. 

Expectedly, many lick their wounds in the corner and/or swear not to do Real Estate again! 

The second house the seller was not forth coming at all and it wound up needing serious plumbing repairs and it needed a roof.

Don't shoot the messenger :)   And if you want an organization to help true people in need - donate to Wounded Warriors.

Wound up waiting until our 4th rental property, and then bought a Tesla that is somehow faster than my M3.Take care of business, but treat yoself while you’re at it!
