Starting on the siding and roofing and all the finishing touches, we can’t wait to be done and start our next house which is vacant and demo begins in 3 weeks (follow to see updates) What I’m getting at is, the flipping world is not for the weak, you will get beat down, you will fail but in the end once you finally achieve your goals and jump those hurdles you’ll be sitting in a heating house looking at your accomplishments and realize everything you’ve worked so hard for this past few months is now a reality and it’s time to enjoy it!

Work on the finishes- Demo (plaster, tile, etc. where needed), Treat Mold issues, Asbestos- Insulate- Wall Coverings - New Sheetrock, Tile, etc.- and so on ...Point is to break it down and do it sequentially.

About the only people I'm willing to pay hourly are my demo crews and my carpenters, and that's primarily because those are two things that are very hard to estimate by the job... sometimes a piece of lumber just needs to be haggled with for a long darn time before it gets 'just so', and a master carpenter won't be able to leave it alone until it IS 'just so'

Basically, you're paying for the labor of demo and the fill dirt, which I can't imagine is more than $1000-2000.Like I said, just making stuff up...no idea if this would work or not...
