I am a landlord, broker, investors, etc. and have section 8 tenants as well - luckily I have a good relationship with my tenants but man oh man... dealing with their case worker was almost like they were paying out of their own wallet for a rent increase when in reality HUD had updated rent guidelines.Do you not have an online portal or account that you can access the section 8 landlord portal via?

I imagine a lot split would also significantly increase cost of utilities as now I would have 3 hookups in that scenario.I am also concerned what would happen to that sweet 3.25% 30 year fixed mortgage I have, which I don't want to create any risk over in the slightest.Any advice on how to frame my counter arguments would be incredibly appreciated.

I’ve come across options like the Institute of Real Estate Management (IREM), National Association of Residential Property Managers (NARPM), and Certified Property Manager (CPM) programs, but I’d love to hear opinions on which have been the most valuable in practice.Additionally, any recommendations for resources, books, tools, or online communities that have been helpful for day-to-day management would be appreciated!

But, if you pay utilities, it might make sense to add a bit for the extra water / electricity.Personally, I would use this as an opportunity to tear up that 3 year lease.

Here are some numbers: Current PITI: $3,970Estimated rent: $4500-$5000 (there are several homes within 4 blocks of mine that owners have turned into rentals and I've been able to compare online pics to our home, so I am confident this is a good estimate)Sq ft: 1790Estimated sale price today: 1150000-1250000Mortgage balance: 612,000I would self manage.
