I used to help my cousins in Australia when I was in high school and University, and I had the glorious job of prep-work.

Along the I-5 corridor in the University cities (Corvallis & Eugene) and beyond (Albany, Salem, Junction City) there is also healthy interest and competition in multi family properties.

There is a good university there and the houses are reasonable in price and rent is very decent as there is not much supply.

If it’s owner occupied vs non owner occupied that will make a huge difference in the docs as well will have more documentation such as personal guarantee, assignment of rents and leases along with confession of judgment language in the docs.

In fact, add "Right of first refusal" in the mortgage language..

What I love about Philadelphia is that it's home to so many great colleges and universities that are all a stones throw away from each other.

Not all laundry vendors use the same format, language and clauses so don't assume one lease is like another.
