The reason I left my job is to put 100% focus into this business, as we are undergoing some changes right now and really need to focus to get where we need to be and reach our goals.

If you are doing your investment for the long term you can gather cash on apartments and it's occupancy is not as painful than with a SFH. 

The city is fine and they are okay with it but the loan is a bit of a pain since the bank I worked with doesn't have experience with this type of project.

That takes out the pain of collecting fees or needing to submit any refunds since its a third party service that tenant pays direct, though report will get sent directly to you upon them paying.
