Control can come in several variations, but I definitely wouldn't recommend putting it back with the tenants, it could have negative implications.Water is fairly easy to set up tenant billing for because it can be metered.  

If this is just a trial to see how the partnership will go and he will be a 100% investment silent partner for future deals then I would take the current deal as he proposed. 

Can you (or someone else) give a basic example of the "cost to build and cap rate" variation?

There can be large variations between studios and 1 bedrooms in that neighborhood. 

I'm sure there are probably different variations in how trusts are set up but in my case it was a very simple process to sell the home. 

San Antonio has a good variation of prices itself, towards the south you can still acquire properties for 40k and re-sell for 110k.

This seems like a common tactic used by some tenants to delay the eviction process by going to trial.

At the end of my 6 month trial of going over the wholesale process with 20+ people asking the same questions everyday, we ended up closing with 3 scouts and each of them immediately requested 50% of all future deals.

We also wait before granting the borrowers a permanent loan modification until either the 13 or 25 months so that if they comply with the trial modification or forbearance agreement then the chances of them defaulting decreases.

Some variations exit in those ideas in regards to remaining term but we will leave that aside for now.The payment amount is the what the borrower is obligated to pay currently.
