It does seem that, in general, when land contract terms are spelled out right in the listing, they are asking for payments that are way too high.I appreciate all of your information and insight, thanks for taking the time to reply.

They spell it out pretty plainly and don't allow much room at all for interpretation.I'd also double check with your friend about the LLC schedule E liability issue.

However, if you spell it out in an addendum but also add a clause that if they fall behind again then the waive their right to an eviction and will immediately vacate & hand you the keys upon demand.

This sort of thing varies from state to state, but you likely will not be able to charge an arbitrary lease termination fee if it's not spelled out in the lease.

I know from doing real estate advertising that if you put any terms in, you're supposed to spell out every detail, but no clue on advertising for loans or partners, and since there's posts on here everyday by people looking for money or partners, I wanted to get a conversation going.
