I get asked all the time, what can I do with $10k and my answer is "save more"  At least in my world of buy and hold $10k is not going to do much.

If this is the biggest positive potential change for your life then I would do it.

@Cole HarrisKeep in mind that square footage has a lot to do with pricing as much as bedroom count and/or revenue.

We also had to do some substantial repairs on the sewer line.

You do still have to know the right areas to invest in and who to trust for that info.
