What I have done is buy in parts of California like Stockton and Sacramento where the properties have higher cash flow than Silicon Valley.  

This approach has been most famously utilized and institutionalized by Silicon Valley, but fundamentally it's all about relationships.  

When I rent in those newly built apartments in Silicon Valley, they use carpet across the whole apt excluding bathroom and kitchen, and we were charged for carpet cleaning when we move out.

Pittsburgh could become a great tech hub attractive for young professionals because of the cheaper cost of living than NYC, SF, and Silicon Valley.

We have same problem here in Silicon Valley where homes can get sold in 1 weekend and taking several months to lease out to.

The prices are lower than Silicon Valley and the rents as high with a vacancy rate of 1.67%.

Dallas one of my vendors did a flip there we sold it in 5 days multiple offer and over ask.. and its was just a ranch house with a very good remodel but it when in the mid 400's and us West coast folks think of Texas we think Mansion for 400k.. that was very much priced like a PDX home.. and of course for those from Silicon valley they are still a steal as in Palo Alto it would be 2 million for the same house.. which is why PDX gets a lot of in flow  from CA

TN has been working to build the new silicon valley, along with a dozen other major local's fostering such talent.
