We see this all the time, maybe in Q1 some lender has killer pricing for 680-720 FICO, then they get 'too much' of it, and in Q2 they price worse than market for that specific segment.

My primary focus is looking for syndicates that are investing in segments of the market that should be more recession resistant.

Retail End: Almost everyone segment slowed down , wither by price or DOM.

For small multis, my best money in vs. rent out is on segmenting the areas for parking and backyard.

This is segmented into currently held properties and deals completed.I prefer this type of document to sending a contract first because it is straightforward and much easier to read and process.

I don't normally create these kinds of posts / discussions in any segment of my life, but I feel like something as big as real estate investing with how frustratingly impossible it can appear at times, warranted one. 

@Laquel W.You should not try to target any particular segment of the buyer population.

However, the single family -- rent to young professionals -- is also a great segment of our market.

The problem here is that we are a new industry segment.. or at least one that hasn't had any power until now.. which is why we are so threatening.
