The other option is to put say a 30 day option to purchase on the property, you now have 30 days to figure out if you need to adjust your price or walk away.Obviously the BK complicates things and K.

If the space rent alone is $250 then I would say a quick and dirty valuation is 7 X $250 x 60 = $105,000 but you still need to peel back the onion.

Of course this is a fictitious example meant to show the point that cash flow by itself is not the only measure.However, to say a property should not cash flow implies that the payment/expenses are greater than the rents received.

Just wrapped up team meeting with realty group, reviewing numbers for the Twin Cities MN market and I have to say as far as "housing market collapse"'s go, this one is doing a horrible job at it, although I assume the doom preachers will now move into the chapter 2 book of "apocalyptic talk 101" which is "but yeah, it's just around the corner.........".
