Anyone have experience raising capital for a retail shopping plaza?

Multi-Family, Office, Industrial, Retail?

I was just getting ready to post something to get advice about what is the best niche for me for long term passive income being that I have the skills and manpower to accomplish much for a lower cost or at least the same cost as someone paying a "budget" contractor (we are not a budget contractor from a retail perspective). 

It’s a storefront retail with residential on the 2nd floor building right on main street.

The basic concept of a lease option is that people want a good deal of money for the property, but it's close to retail, so flippers and landlords (generally) don't want it, because it doesn't allow for profit.

Right now I'm in the trenches in our market in investment and retail and completely disagree that we are in a bubble. 

Typically the new builds will provided less return then 1960s-1980s stock. and will be sold at full retail.

@Matt Smith on your first investment property you should not be expecting to get a 10-20% discount to retail value.

The lots combined can be built into a 30+ condo/apartment complex + retail on the bottom with underground parking.. my thought was to get plans and sell with plans.

I would generally agree with this if we're talking about buying at retail prices for on-market deals.
