My wife is somewhat interested too but seems to fancy the idea of buying and equating on raw land; she's more of the slow growth, lowest risk possible type of saver.

However, while the cash flow is great and there is no mortgage payment, the house exacts, by far, the highest monthly toll in out-of-pocket costs because it's located about 275 yards from the Atlantic Ocean, so the insurance and annual tax assessment is ... up there.Anyway, the raw comparative math suggests that it would make more sense to sell the beach house and use the proceeds to pay off the outstanding mortgages (in full) on the other three rental homes.

I don't know of a low cost of entry product on the market for raw land.I have heard patch of land, or land patch something like that has a nice program, but I have never reached out to them

I think speaking with a developer would be my best route as price paid for raw land will be different than price paid for a fully entitled, ready to build piece of land.
