As a Realtor you know what the general public is seeking from homes so you can advise on upgrades and finishes and what the ARV would be.

The last few scammers I dealt with had looked at public records themselves also and had done a pretty thorough job assuming the identity of the real owner, so just making sure the names match public records isn’t enough anymore.

I think there is a public mindset that purchasing and selling homes are compensated activities... but not so much for other alternative assets... a double standard. 

I'm a licensed realtor so I have access to the local LMS, I check out public LMS sites, Facebook, Craigslist, and the few deals I find are gone far too quickly...I work a full time job and do real estate on the side.

ADA is actually a gray area IMO because are STR's really a "place of public accommodation"? 

I would probably wait until after you decide if you will be using a public adjuster to handle this.
