Having two income producing doors in an area with a lot of upside.

As services are reduced, this leads to increased crime rates and lower-quality schools, which in turn causes more people to leave.What are the requirements for a city to attract new employers?

Im selling a Charming 2-bedroom, 1-bathroom home in the heart of Miami With a tenant already in place, this property is producing great income from day one.

There's a few other things to think about too: 1 - Possible owner financing if he wants to still get a stream of income into retirement at an attractive rate compared to the rest of the market (win/win scenario, you don't need to come up with as much cash, and he makes a little $ on the %) 2 - Consider a post possession if he needs some time to move out but needs the cash up front for whatever reason 3 - Leave all the furniture/junk in the property and you'll handle clean up etc. 

These "hipsters" are young college grads who will live in areas that are (A) relatively inexpensive, (B) low or trending down in crime, (C) close to attractive civic amenities, and (D) are close enough to jobs. 

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

Kyle has a lot of development underway as their mayor is very progressive and has been pushing multiple initiatives to attract business and growth (including tesla) 

This offer would not seem attractive to middle America because it is not cash flowing as much but I would say this property will conservatively appreciate 5%+ per year.

If I am using inherited funds for a separate LLC (Wyoming) how do I keep any income produced from that venture sole/separate assets?
