Regardless, if someone was trying to keep the foreclosure hidden from the tenant, it would be difficult because the bank periodically sends a property preservation agent to the property who will knock on the door and speak to the tenant.I worked for a property preservation/ asset manager a few years ago hoping to get leads and was encouraged to make contact with the occupants whenever possible.

By the way it is very rentable as is (just needs new carpet and paint), but most the 38K would really preserve the investment, solidify the rental income, and we want to be responsible landlords.We have decided not to touch the equity in our primary mortgage (most of it was a gift from my parents, so I especially want to respect that.)Currently, we have a request into Fannie Mae to reduce the sales price to 21K according to the appraisal.

I wouldn't want my credit in jeopardy over helping someone else :)That's EXACTLY what happens in any agreement when there is a co-signer or guarantor; if the "borrower" (or tenant) fails to make a payment, then to preserve credit scores, the co-signer / guarantor MUST make that payment.

Don't scale back but change the way you buy.It is NOT necessary to buy with cash or with financing - especially not these days.Focus all that energy in finding deals you can buy with seller financing, low down, low/no interest orMaster leasing ( with or without the option)These will be much safer ways to buy and you can preserve your cash and avoid any kind of bank financing.
