Note this is not to imply I am predicting a crash more that I am expecting appreciation to more closely be associated with the inflation rate.  

If there is something you don't like, then you can always walk away.I know past performance does not predict future results; however, real estate has always appreciated over the long term.

I read an article about a year ago predicting Bucks County PA to be one of the top counties for future foreclosures, at least in Pennsylvania.

You can't really evaluate a rental in the future without making predictions about what rents/expenses/interest rates etc will be then.

I know the laws are a pain in the city but part of it is to learn more about running STR's so I can buy them elsewhere.Anyways, I looked up predictions on AirDNA and also what AirBnB suggests for a price and they recommend $90 a night with a 60% occupancy. 

The spreadsheet looks more like a PREDICTION OF 40% growth over THIRTY years, not 20. (2000-2030)I’d second Dan’s idea that population growth isn’t always a good thing. 

@Mallikarjun Reddy Pateel thanks for the question...curious to see some responses.My prediction with these virtual management companies is they evolve to control the industry, or fail miserably and take all their clients out of the investment industry when they fail...they are reactive management, and that is recipe for disaster...who is walking the property every quarter to make sure the gutters are not clogged and backing up into the basement, destroying the foundation...or interviewing tenants, and keeping rental increases regular...are they actually addressing tenant needs?

We would like to try to figure out a simple guidance we could write up in our plowing/salting contract that will make our monthly bills more predictable and less expensive.

@Ryan Howell - although people have been predicting high inflation since the '08 bailout and stimulus....13 years later the same calls are being made. 

As of the end of the year, I predict I will have around $30k saved.
