Spread the word among professionals such as social workers, physical therapists, occupational therapists and speech therapists.Kudos for thinking about those who are presently under-served by the hospitality industry! 

My opinion is that everybody has a few hours a day that is just wasted on TV, the internet, social media or pretending to be busy... 

But some of the younger generation given the choice of an iPhone and Social Media VERSUS oxygen to breathe might chose to give up on the oxygen first!  

And look for their social media accounts as well.I can also search for court records online here.

They present their social media followers with a series of curated options for a specific area of each house, and their channels vote to decide on a lot of the finishes of the home - paint colors, carpets, door knobs, light/lamps, kitchen layout, etc, etc.The social media houses aren't especially lucrative, as they only do about 2 per year.

What is the social norm for this?

I ran an add through social media and recently had a home owner reach out to me with a property located on the VA/NC line that was built in the late 1700's.

Is anyone aware of any part-time opportunities where I could learn from an experienced investor and offer digital marketing expertise or other skills in return (social media, website design, ads, etc.)? 

While I am younger than Patrick I am on the same track as he is ( I am 45 and currently manage 15 properties while working full time)  And would like to most likely exit completely at age 60 and find something truly passive yet still give me as close to the yield I am generating now (between 14 and 22% annually) I don't expect to get the returns I am making now on my rentals while self managing but at age 60 I hope to scale down my cost of living as well and not require as much, plus I will have 401k as well as social security so my plan is to have multiple streams of income.
