I always have a copy and paste text that goes back to renters telling them all the things they need to know and most will never respond because they don't want to pay 3.5 months up front (NJ) or they want use of something they don't have use of.A video is only useful for people from out-of-town, but I would never rent to someone just off of a video.

I've never had a problem with the seller not moving out personally but it's good to have protections in place if that happens such as a stiff charge for every day that they stay past the lease/PCOA term.
