I always have a copy and paste text that goes back to renters telling them all the things they need to know and most will never respond because they don't want to pay 3.5 months up front (NJ) or they want use of something they don't have use of.A video is only useful for people from out-of-town, but I would never rent to someone just off of a video.

I am a licensed real estate agent with Keller Williams here in Austin and I have personally been investing in the area over the past few years.

I've never had a problem with the seller not moving out personally but it's good to have protections in place if that happens such as a stiff charge for every day that they stay past the lease/PCOA term.

How have you gotten aligned with your co-buyers in the past (any exercises, tools, resources, processes, etc you've used) and how might you do things going forward?

The location is prime—adjacent to a college that has experienced 37% population growth over the past five years.

I would love to know your experience because buying at that price in Memphis in that area with such a small amount of work done has caused issues for others in the past.
