Rents in BZN have gotten so nuts that probably about 1/3rd of the calls I get in Livingston are people looking for something reasonable.

I think you just need to take into account that if you do it all at once you're going to have a huge nut to cover every month until you get them all rented out again.

As well as some electrical tape, a few wire nuts, a bit of wire in case the stripped conductor breaks and what is left is too short to strip and needs to be extend a bit. 

Some will charge as much as 20% of gross rents to handle everything, soup to nuts.
