We have a budget for $100 for eating out - we only eat out fancy once a month (Ted's type fancy, not Ruth Chris) and we don't binge on TV or movies, etc.As far as the rentals go, we have bought well by buying properties that are on transportation lines in up and coming areas that are in the process of revitalizing.

One in Memphis the other in Oklahoma city.The memphis was C trending to D... they lost 500k and felt they were lucky numerous managers all of them stealing from them.. flying there once a month.. crime through the roof etc etcThe other bought a 330 unit in Oklahoma city.. she sold her prime 75 unit in ORegon that was a 6 cap to get this great 8 to 10 cap... well it almost broke her... theiving managers collusion with contractors..

I looked him up, very easy to do, and he came over the same day and put my house under contract)I have done this on numerous occasions and have been able to sell every one of my homes within my contract time frame or within days of my closing.

Well if I had unlimited VA's I would have them start typing on unlimited keyboards until one of them wrote the worlds best screenplay or book, which I would then have published and sell the movie and toy rights :)
