Together (for both houses), the total rehabbing would be 23,000. this includes roofing, painting, pressure washing, electrical, floors, bathroom re-vamps, landscaping, ceiling work, doors, fixtures. the 9!

No doubt this because they've learned from experience and have acquired the knowledge and confidence to be able to determine their best course of action in a diverse set of circumstances, more so than when they were still callow and unsure of themselves.This is, of course, the opposite of "the average Joe" ("consumers") who decides slowly, if at all and changes his mind quickly and easily, sometimes even for "no reason" (peer / family pressure), and remains non-committal.Apparently, true entrepreneurs are less common than we might hope at times.

when we do the initial walk through with them, we usually ask their plans, and if they plan on satellite, we let them know our preference (e.g. pole mount in yard).

If you are looking for private lenders such as friends or acquaintances, you may find it helpful, less pressure on both sides if you run potential scenarios past them to get a sense of their interest and  ability before you are under pressure to close an actual deal.
