In short there are many levers that go into a deal like this including but not limited to TIA, buildout, Operator risk, etc...would be more than happy to jump on a call and see if we can provide some insights for your purchase.In general we do not like to place urgent cares in med office spaces, although hospital systems are notorious for throwing an UC in empty or extra med office space they have.

There is no minimum term lease limit in Florida.However, as you have mentioned, some HOA may limit the number of turnover tenant per year (de facto limiting the minimum lease time), limit minimum lease time, or completely forbid lease and require the owner to be the occupant.

I would seek out a good local PM preferably with 30-120 units.I am not familiar with that market so if that is not possible there is self managing, or finding a limited service provider (we just went statewide in FL) where we provide guest communication, automations, pricing, and marketing for a discounted fee.

The new homes will be mostly built in the burbs, and I expect as we move forward outside of many city limits or in smaller cities where the builders can control the narrative with less regulations, less inspections, less red tape, lower requirements.Due to the number of people moving though, we'll see some urban infill as well I expect.
