@Janis McCarter I just read the statue, found here, and see no provision that if you own fewer than 5 rentals being exempt from keeping the SD in a Florida Bank. 

Like they wanted marble instead of Granite.

Properties in German Village/Hilliard/Marble Cliff, was hoping to find reliable/inexpensive options nearby.

The same house on all 3 sites could vary by as much as 50% either way, for a total gap of 100% from lowest to highest.Realistically speaking, a house finished in industrial carpet, plywood and plastic fixtures, is not going to sell the same as a house of the same exact dimensions, finished in marble, plush carpet, and wall paper.

It costs ~$500/window in brick buildings, where they take out the existing steel-framed windows, the steel pans, build wood frames, install new vinyl windows, faux marble sills, and then trim using painted wood on the inside and aluminum on the outside. 

What I mean is, we put all marble bathrooms in, Sub-Zero and Wolf paneled appliances, which costed an absolute fortune.

.-- and also when updating the kitchen, how do I go about updating the counter tops i.e granite, marble, tile.

I was about 4 years deep into an accounting career I knew I hated from Day 1...Growing up, other kids wanted to play in the NFL, but my dream was to be CFO of the Coca-Cola company or something...a "finance pro' with an office on the 5555555th floor, and a marble desk. 

We are afraid of the statue of limitations my have passed!!
