I agree with @Jonathan Twombly assessment regarding monitoring who is entering the market and at what level.  I

Since nobody else seems to be catching mistakes on the cellular level, I want to be able to.

The city is below sea level and basically a giant bowl, with levees surrounding it.

On the main level is a master suite and on the opposite side of the house an in-law suite with ADA bathroom.

My point being, invest where the numbers work and where your comfort level is.

I am looking to replace the carpet soon as it has been over 6 years since I bought the property and it will not last beyond the existing tenant.The dilemma is that the laminate floor on the lower level is in good condition but if I replace the carpet on the stair case and upstairs, it will look awful if I replace it with anything that does not match the existing laminate floor (the carpeted staircase connects the laminate floor up to the second floor). 

Too many people take a get rich quick approach to this side of the industry, and don't do a good job of representing the rest of us.Turnkey companies who know their area, and are familiar with REI can actually be a great return at a completely passive level. I

@Robert Belz, that level is really really low which means it should be a quick and easy remediation from a qualified company - I like using Crime Scene Cleaners out of Layton.
