down here in Orlando there are literally 50-100 properties at each auction many of the properties only show the judgement amount do not show their Plaintiff opening bid. do i have to title search all of them or do you have a trick to quickly weed out the non profitable properties.This is way more complicated and risky than when i worked at the car dealership...

But there's likely an easier way...Assuming you have an agent, your agent is almost certainly entitled to his commission on this deal; in my state, if a seller backs out, it's very easy for the buyer's agent to get a judgement against the seller for their commission.

I agree, my thought to my father is to let them go and pull this "stuff" on another person, landlord beware, after all the judgement will be on the clerk of courts site for all to see, so not like the short sale can be wiped off the records.

Don, if you have an abstract of judgement and the judgement is recorded it would likely be recorded against a subject property as a lien.
