Every time I've been burned and had to end up dealing with a much bigger problem, bug/rodent issues affecting surrounding tenants, city notices, tenant skips town after giving their sob story of being behind on rent, etc...All that to say, if the lease is month-to-month, let the tenant know what has to happen or she has to go.

And that is why they burn out faster

I am to blame for giving him such a low rent but as you could understand, he was going through so much at the time my nephew had cancer & I too was burned out from the current tenants who lived there for 5 years and I ended up having to evict them. 

Got talking to the title person and they keep seeing issues like this - and they got burned $12K in an unrelated sale - so they are being extra-careful.  

There are two sides to the coin though and you should realize he has been burned before so he is wondering if you will pay.

This keeps them from calling every time a lightbulb burns out or a toy gets flushed down the toilet... 

I have been a house flipper however, the having to reinvent myself and start over with each deal has me taxed and burned out.

I’ve been in your situation several times and every time I’ve ignored the numbers that make sense I’ve been “burned”.
