@Aaron Mazzrillo I once flew straight threw 4hours 20 from KDEN to Santa Monica.none stop peed in my little porta toilet though. .one tank of gas of course my tank holds 82 gallons and I was doing 200 miles an hour... :)

hi-Short answer: around $30 per unit/mo for sewer, $15-20 per unit for water (for 2 & 3 fams)Longer answer:The charge for water is based on how many ccf (hundred cubic feet) of water you use (100 ccf = 700ish gallons of water. )Sewer is based on an annual meter charge, prorated monthly, plus how much water you used.

Most of the floor installers I talked to mentioned that unless a gallon of water gets dropped on the floor and doesn’t get cleaned up, laminate will hold up to renters just fine.

I prefer HHGregg for appliances [they can usually beat Lowe's and other big stores prices, plus they have them in stock].Valspar 4000 at Lowes can be picked up for less than $15 per gallon if you talk to the contractor desk...I never pay more than $1 per sq. ft. for paint labor...You might want to contact a few PM's BEFORE finalizing/closing the transaction to be sure you're in an area that is acceptable and that you're not over paying - IMHO.Our market can be so street by street that it's easy to get burned...I hope that helps.

Multifamily has looming issues such as rent growth is starting to go down, vacancy is rising, developers are putting the breaks on some projects, owner pays property taxes which have been reassessed higher lately, utility companies even with no leaks are raising per gallon water usage rates in some areas impacting annual operating costs and cash flow.

Insurance won't cover the cost of the new service line if it failed but like a lot things a person needs to be self insured.Waiting for the City to come after work hours would add thousands of gallons of water in a basement.
