If you enter into a purchase contract with no intention - and no ability - to fulfil the agreement, but simply wish to tie-up the property while you hunt for a buyer to whom you can assign the contract - this would have to be spelled out in the contract and clear to the vendor - otherwise you are not dealing in good faith.    

Generally speaking it has fulfilled the limited aims that we set for the investment to begin with.

But it allows the QI to fulfill one of the other core requirements which is to accept the assignment of your contract rights to do the exchange.

That's because if they don't fulfill those requirements above....their rate doesn't matter.  

Industry is strong, with a diversified economic base - tech, insurance, apparel, banking, e-comm fulfillment are all represented.

@Jason Polykoff You could cashout refi, fulfill your residency requirement with the loan, then move out and place a tenant. 

Most of the times this is the case and you can form a team where you both fulfill a role.Keep up the search!

If there is nothing, you can do what ever you want when the lease obligations are fulfilled, in March of 2021.

A lease was signed 3 months ago and the home is finally fulfilling its original intention of being a rental, 6 years later!

They keep changing their policies, I have to schedule at least 30 minutes to an hour to be on hold with them if I need to call (which seems like a lot lately), and my requests are either not fulfilled or misinterpreted.
