I purchased lint-traps for the washing machines, wire-catches for the sink drains, plastic snakes, and garbage bags for all my tenants.

Washing machines (2) (lost the clutch & main pump <1yr old), fridges (2) one had 3 new boards installed until we gave up & sold it, stoves (control wiring faulty & one ceramic top cracked by itself) & dishwashers (entire pump mechanism failed < 1 yr old).

I'm more of a low hanging fruit guy though, so maybe that's just me.

Once you have the machine humming and the leads consistently coming in, you can cherry pick the best opportunities and flip them yourself, or hold on to them as rentals. 

What allowed me succeed was Glenn had an awesome direct mail marketing machine, and even had an appointment setter, so I just needed to get my car and go talk to 3 to 4 sellers everyday.

I plan to enjoy the fruits for my 3 year long journey for a few weeks.
