I'd try to understand landlord laws in each market - i.e. figure out which markets are more landlord friendly.

One of the most important skills you didn't mention is networking, which you are obviously doing well at too.I'd recommend connecting 1:1 (zoom, coffee. lunch, etc.) with a couple from the BP Chicago community or better yet check out some of the local meetups: https://www.biggerpockets.com/forums/521-real-estate-events-...Make friends with the meetup hosts...they will often know whos who and can help you make the right connections.Regarding your license, I think it's a great idea if you have the time and are going at it with the right intentions. 

What are things I should take in to consideration on my first deal.Would love recommendations for investors friendly agents and property managers.Thanks!

Save up some money, buy your first few properties organically and once there's experience and the start of a balance sheet go out and raise money from friends and family if you are still interested in the business. 

Lesson learned - do a better job screening your tenants...Consider investing in greener pastures (landlord-friendly states)

Friends of friends look good, anxious to take possession asap, even tell me openly they will be on the street by dd/mm/yy.We have to treat them just like every other applicant, even though we didn't sign up to be a Social Service for the County. 

If you both are on the title (you/husband + friends' LLC) you'll both have to agree about whatever disposition.

My first fear for you is that you don't really know much based on your questions and you might need longer to learn it than just trying to get and fund this deal. 22 units, with only 2 multis as experience, makes it harder to find stranger money, but more probably to find friend or family money if that makes sense.
