to me I view an inspection contingency as you do it and if something is wrong you present it to the seller and say "hey fix this, reduce the price OR if it was major and really bad just walk away".If no inspection was done, then its unethical but reality is its not worth a seller to sue over it.

We currently have investment properties in Israel and are excited to dive into the Pittsburgh market, focusing on BRRRR and Fix & Flip strategies.

I'm not sure how fast you want to scale, but I see that as a feasible alternative if you don't want to go through the process of either BRRRing or the fix and flip.

Hey Wilson,I don’t intend on purchasing an on market property for fix and flip although I have seen a few that make sense.
