You gambled your investment capital on an internet investment-promoter.

I am finding fairly positive economic data but have not run across many on these forums who invest there.

Fairly common.

I politely listen, sometimes offer that I am an Investor too, but hear my fair share of abuse that I need to lower the price, and should consider their Offer because there is no other agent and I can keep "both sides" - another ethics violation sigh ... 

The property you're considering is fairly far from 'Chicago.' 

Rents are mostly at market rate, and are for the most part, fairly consistent around the city.
