A good property manager who knows Memphis well, a reliable contractor, and an experienced agent who specializes in investment properties will be key.

He said that he has to go back a number of years to determine any losses that were not allowed for NJ that can be added to basis...He stated that NJ does not allow net losses on rental properties ; however, those losses can get added to NJ basis so he said he has to go back and review all my losses over time.  

As far as TK investment itself, the BP type, probably not many experienced investors would invest that way.Good Luck!

It's only for the most experienced investors to have any chance.Jonathan is that 10% down at time of sale specific to New Jersey, or generalized for most states?  

What those "trainer" can do is just hire people to write some fake reviews. 

We get Costco toilet paper, either Kirkland or Charmin depending on price/sales.My cleaner is very experienced and made the point that most people who are particular about shampoo, conditioner, etc., will bring their own anyway.
