Dear BP family,As I'm preparing for my next investment purchase, I came up with a question.In case I buy my next investment property on my personal name ( not on LLC) and I'll obtain a mortgage, will I exhaust my first time home buyer lower interest rate benefit or I get to keep this benefit until I but my first primary residence?

I looked at an 1,100 sq ft house a few years ago where a thief stole the copper pipes and let the water run, flooding the house. 

Exhaustive due diligence and conservative underwriting should protect you, but stuff happens and there are things that cannot be predicted. 

So let’s say I have 50k worth of stocks, can I equal to this money or less from a lender without the need to sell it.Maybe it seems simple but I want to exhaust my options without the need to sell my stocks.

We had a broken sewage pipe that had to be fixed ($2,000) 3 months after we bought the house and we found mold and termite damage on both of those houses while doing other repairs.

I was told the attachment piping is in place for second use of septic tank.

You've got to have plenty of deals in the pipe line to offset those taxes and cover reno costs.Some folks in your situation choose to continue their path of buy and hold investing. 

I did not know that every pipe burst or split or that it was not winterized and that the main water line to the house needed full replacement. 

So i know there are major leaks in the structure and I plan to re-pipe most of it.city building and permits mgr advised he will reach out to me in a couple of days and advise what they have on the property.

We want to avoid potential damages of non-use: frozen pipes, HVAC getting funky, etc.
