They had an excellent stay in the property but then they reported how terrible the area was and they were verbally assaulted on the street (not in the property). 

I had a good 10 year run with a property manager that was excellent with building rapport with the tenants themselves.

If you're looking for a reliable property manager in the area, I recommend reaching out to Jason Giomboni Team, who have a strong reputation for excellent service.

For backend finances, Excel is fine for a small number of properties.

I have no problem investors losing money or all of it if they don’t have an approach or methodology.
