It's also a numbers game.I will contact 100 sellers (no exaggeration) on a weekend. 80 of them won't respond. 10 will say no right away. 10 will say they are interested.

If it was as good as the figures suggest, the Seller should not be needing to search for Buyers who have no credit or savings.Lenders must see these sort of exaggerated claims all the time - and should not be blamed for sending the borrower-wannabes packing.But hey, go look at it.

Some counties are accused of exaggerating values to try to increase taxes,  others at under valuing properties, etc.So the answer to your question depends on which is better in YOUR county.

While wholesalers tend to offer way below the value, realtors can for instance get the listing by exaggerating what the value of the property is - they list high at $200,000  - they get the listing and after the house doesn't sell their solution is to reduce the price to say $190,000.

But from what people tell me, you need 2 union electricians to change a light bulb and a city inspector to confirm it was done right (Emphasis through exaggeration of course).

Obviously this a big exaggeration but there are multiple disciplines involved, ten times more regulation and laws involved and major risk from every side of the transaction and the work doesn't end at the closing table it only begins there.
