Even if you can get 100% of a deal funded, you will still want some extra cash available for emergencies.I have financed 100% of a commercial property purchase through seller note and private loan, but there are two important things to note - 1) I still had to come up with a good amount of cash for due diligence- environmental study, title work, lawyers, and closing costs.
