I am looking to invest in real estate, more specifically a duplex.

@William Coet, I was talking with a "mom and pop" landlord with a duplex in Brooklyn a couple months ago.  

My biggest concern is that some of the houses right across are multi-family duplexes.

I am thinking a duplex.

im looking for good appreciation potential.ive seen a beautiful new duplex in Goodlettsville but am not familiar with the neighborhood, does anyone have any insight?

Would you recommend expanding my search area, wait it out, or look into duplexes in my current markets?

But my first goal is to buy my first duplex and rent it out this year it cannot be later, like I mentioned it's a requirement for me.
