Hey Alex,My name is Jagjit, and just like you I'm new to both RE investing and Biggerpockets.My plan is to start with multifamilies and I've talked to a couple of RE agents so far, and the conclusion I have is, in this high Interest rate market, its very difficult to find a cash-flow positive deal. 

The cost segregation will analyze the property to find assets that can be depreciated faster than 27.5 years.The accountant you work with will be able to help connect you with a cost segregation specialist.The most difficult part is completing form 3115 which will also calculate the 481(A) adjustment.The 481(A) adjustment is the difference between the correct depreciation calculation less the actual depreciation taken.

I know where I live a project like this could be very difficult and expensive to get approved through local planning boards. 

In fact, it’s a LOT easier to find a good / great below market deal if (1) you offer all cash, quick close, NOT subject to financing and or (2) the property is one in which obtaining financing is difficult, if not impossible.Another example of where low DP is not preferable is when we syndicate property purchases.  

I got their first agreement signed from a notary in person but this time around I have multiple tenants that work all different schedules and it is difficult to get all of them together to do this in person.

Also toilet paper because that's difficult to find when unpacking.

It's difficult trying to predict where the rates will go.
