Having an internet presence with SEO to drive traffic to YOU is also a great avenue.Yes, deals are thin and hard to come by pretty much in all non rural areas of the country.

Direct mail, text blasting, paid SEO, door knocking, something else?

Your direct bookings site will never be able to compete with the SEO of the big players.  

For example, CapitalHillRealty.com might be longer but do better in seo searches for that area.

I'm scraping and text blasting a couple of areas and I've decided to add an inbound channel through SEO.

The other problem is with a direct booking site you will never win the SEO battle to rank at the top and in my opinion probably never exceed 10% of your bookings through it compared to what you will do with the two main platforms.
