The current top loader I have is destroyed, possibly due to it being left unbalanced for a while so I am leaning toward the front loader as I have not had as many issues with Front loaders as the Top loaders, but I am on the fence if the extra $4-500 or so is worth it or not.Just looking for any insight or thoughts from fellow landlords on this before I decide to buy.

All that is left is underwriting on the property (appraisal, inspection, etc) and final underwriting review.Also, approval is not credit based and buyers don't have to put any money down at closing, so you don't have to worry about a buyer destroying his credit or spending his downpayment between contract and closing.
