I second the previous explanations here whole-heartedly!  

I know it's easier said than done, but you need to harden your heart when it comes to tenants or they will walk all over you. 

New here so hopefully you don’t take my answer to heart.

I just want to share from the bottom of my heart how grateful I am for such wonderful people taking time out of their day to help me out!

The same mountains I stared at daily from my hospital room are the ones I stare at from my office downtown but I have a goal to get out of corporate and back into real estate by end of year (I'm a nomad and surfer at heart).

Or how many mailers are going to be sent back to you undeliverable.Wouldn't you think that if they REALLY had your best interest at heart they would AT LEAST tell you about how saturated DMM is, how EVERYONE sends out mailers to absentee owners and how few people get success with dmm?

This property will break your heart. 125 a month..doesn't add up to much.
