I just think it is vital to have some boots on the ground in the city where the investment property is, especially for smaller operators.

I used an attorney (cost $750) for my first LLC in order to get a proper operating agreement in place.

I worked with them on some marketing campaigns, they run a pretty solid operation and have access to some pretty impressive financing packages for their offerings. 

I’ve personally been keeping track of all data we receive to understand trends in the markets I operate in.
