You end up going out constantly using gas and putting miles on the car.Urban core it is not as bad as comps are easy and driving distance is minimal.

The book "Hold" had a really compelling example of a small initial downpayment invested in a series of properties over 20 years or so; the Return on Investment (ROI) over the course of time was astonishing. 

I don't think this is the core area for student housing but is more a low income family area.
